MBRC Planning Scheme - Centre zone

The Centre zone includes a mix of business, retail, community and cultural uses within a compact area.

What is the purpose of this zone?

This zone aims to create places that are:

  • centralised hubs of economic activity and growth
  • lively places that provide for the community’s needs 
  • attractive, well designed and safe 
  • highly accessible for pedestrians, cyclist and public transport
  • sensitively designed to capitalise on the climate and mitigate impacts of stormwater run-off
  • appropriate to the location in their role and function.

Land in the Redcliffe Kippa-Ring local plan may also be in the Centre zone. Refer to the information sheet for further details about this local plan.

Centre zone precincts

All land in the Centre Zone, except where in a local plan, is included in one of six precincts. Zone precincts provide greater clarity about the types of development intended in a particular location. These precincts are:

  • Caboolture centre precinct – A main centre for administration and business
  • Morayfield centre precinct – A main centre for a limited mix of predominately large format retail and commercial activities which support commercial or retail functions of the Caboolture centre precinct
  • Strathpine centre precinct – A main centre for administration and business
  • District centre precinct – Large centres with a wide range of services and facilities at a lower scale and intensity than higher order centres, serving a smaller catchment population
  • Local centre precinct – Small centres with a limited range of services, including convenience retail, serving a local neighbourhood catchment
  • Specialised centre precinct – Areas that accommodate large bulky good retail activities. Development does not compete with or undermine the role, function or viability of other precincts

Smaller neighbourhood centres and corner stores, referred to in the planning scheme as "Neighbourhood hubs", are not in the Centre zone. Refer to the General residential zone for more information.

The major activity centre and local centres at North lakes are not in the Centre zone. Most of the land in the North Lakes locality does not have a zone in the MBRC Planning Scheme. This is intentional and needed to allow the existing planning arrangements to continue. In accordance with Part 10.1 of the planning scheme, development within the North Lakes locality is regulated by the Mango Hill Infrastructure Development Control Plan.

The major activity and local centres at The Mill at Moreton Bay Priority Development Area (PDA) are not in the Centre zone. Most of the land in The Mill does not have a zone in the MBRC Planning Scheme. This is intentional and needed to allow the existing planning arrangements to continue. In accordance with Part 10.2 of the planning scheme, development within The Mill locality is  regulated by The Mill at Moreton Bay Priority Development Area (PDA) Development Scheme. 

What can I expect to see in this zone?

The following table gives an overview of the precincts that can be found within a Centre zone. The first column contains the different types of precincts. The second column identities the location of each of these precincts. The third and final column details the types of uses that can be expected in each precinct.
