When you purchase a property, you become responsible for the building work on the property.
If you intend to sell your property, prospective purchase may require proof that the building work has been approved and built according to the approved plans and all building inspections have been carried out.
Council conducts compliance inspections that determine these issues.
Domestic or commercial property inspection and file status report
This is an external inspection of buildings and structures on the property and written advice will be provided confirming building work that has an associated building development approval and/or building work that requires an approval.
In addition a file status report will be given, listing the status of each approval and if necessary what must be done to have any outstanding approvals finalised. The fee for this service is a commercial fee and is subject to GST.
It is recommended that if you are applying for a compliance inspection of a domestic property that has a swimming pool, you should also apply for a swimming pool fence compliance inspection through the Queensland Building and Construction Commission (QBCC). This is not included within the domestic property compliance inspection.
Relocatable home/caravan park site inspection
Written advice will be provided confirming building work that has an associated building development approval and building work that requires approval and does not have that approval.

A Planning certificate contains information about how the Planning scheme affects a property as at the date the certificate is requested. There are three types of planning certificates that can be requested and legislative time frames apply.
Limited planning and development certificate
Contains information specifically relating to the property in respect to planning scheme provisions, state planning provisions and designations, and infrastructure charges register. Certificate will be provided within five working days.
Standard planning and development certificate
Includes information provided within a Limited certificate plus a copy of every decision notice or negotiated decision notice for a development approval not lapsed; details of any changes made to a development approval or any extensions to the currency period; details of any deemed approval; details of any decision to approve or refuse an application to amend a planning scheme; details of any continuing approval (repealed IPA, section .1.23(1)(a)to(d); copy of any compliance certificate given under the Sustainable Planning Act 2009; copy of any exemption certificate given under the Planning Act 2016; copy of any judgement or order of the P & E Court about the development approval; copy of any agreement about a condition of the development approval; copy of any infrastructure agreement; description of each proposed amendment of a planning scheme that has been decided to proceed, but has not been adopted; and details of any current master plan. Certificate will be provided within 10 working days.
Full planning and development certificate
Includes information provided within both a Limited and Standard certificate plus where a development approval with conditions is currently in force – a statement about the fulfilment or non-fulfilment of each condition, if an infrastructure agreement is in place – details of nature and extent of any obligations under the agreement that have not been fulfilled and details of the giving of any security and whether any payment required to be made under the security has been made; advice of any prosecution for a development offence that the Council is aware of and proceedings for a prosecution; if a master plan applies and contains conditions - a statement about the fulfilment or non-fulfilment of each condition. Certificate will be provided within 30 working days.
